180 Dundas Street West, Retrofit & New Development

The retrofit of 180 Dundas Street West focuses on revitalizing the building to enhance both its functionality and aesthetic appeal, creating a more welcoming and vibrant environment for tenants and visitors. The architectural design includes a comprehensive upgrade to the entrance and lobby finishes, featuring polished podium wall and column treatments, as well as the replacement of the soffit and lobby ceiling with sleek stainless steel panels. To improve the lighting, energy-efficient LED fixtures will be incorporated, enhancing the building's overall efficiency and ambiance.

The building’s envelope will undergo significant improvements, including the replacement of existing windows with high-performance options that will reduce heating and cooling loads while enhancing the airtightness of the structure. Additionally, the building systems will be upgraded, with a focus on HVAC for the perimeter, core, and mechanical plant, as well as modernized electrical and lighting systems. A new Building Automation System (BAS) will also be integrated to streamline and optimize building operations.

The design aims to create a dynamic streetscape, improving the pedestrian experience around the site. One of the key challenges of the existing condition is the narrow and uninviting sidewalk along the parking garage. The proposed solution involves widening the sidewalk and activating it with low-planting landscaping, which will improve pedestrian movement and the overall appeal of the streetfront. The 2-storey retail podium will further urbanize the Dundas Street façade, enhancing pedestrian interaction and engagement.

New Development:

The proposed tower design will feature a high-performance overclad system, which will provide a fresh new look for the building while incorporating high-performance glazing that wraps the entire tower. Winter garden atriums will be added at the southwest corner of the tower, maximizing daylight and offering uninterrupted views to the outside. This integration of indoor and outdoor space will not only provide additional visual connection but also contribute to the overall well-being of the building’s occupants.
